Your Halifax House Hunting Trip (HHT): A Practical Plan

Use Your HHT Days Wisely: Prep Before You Land, Book The Right Showings, And Keep A Backup Plan.

Buying or selling a home is more than just a transaction—it’s a life-changing experience. That’s why we are dedicated to providing exceptional, personalized service for every client we work with. Whether you’re a first-time buyer, upgrading to your dream home, or downsizing for the next chapter, our team brings local expertise, proven marketing strategies, and a commitment to achieving the best results for you.

We pride ourselves on building strong relationships based on trust, communication, and results. From the first conversation to the final handshake, we’ll be by your side to ensure a smooth, successful real estate journey.

The standard CAF House Hunting Trip (HHT) gives you a defined window — typically up to 7 days — to find a home in your destination city. In Halifax, that window is enough if you arrive prepared. If you do not arrive prepared, it goes fast.

My job is to do the research before you land at Stanfield. That means narrowing your search area based on your base location, your commute priorities, your school requirements, and your budget. By the time you arrive, every property we view should be a serious contender.

How Many Days Are You Entitled To?

Your HHT entitlement is set by the IRP and depends on your rank, distance of move, and whether you have dependants. The program covers one round trip for you and your spouse or partner. Your CRSP file manager will confirm your specific days. Check the official IRP directive for the most current schedule: canada.ca — CAF Relocation Directive.

Before You Arrive: What to Prepare

We will connect before your HHT to work through these questions together. Come prepared with answers to:

  • Which base or unit are you reporting to — Stadacona, HMC Dockyard, or Shearwater?
  • What is your report-for-duty date and preferred closing window?
  • Do you have school-age children, and are there specific program or language requirements?
  • Are you buying or renting?
  • What is your pre-approved purchase price or monthly rental budget?

The Halifax Market During an HHT

Halifax is a competitive market and has been for several years. Well-priced homes in popular family areas — Bedford, Dartmouth, Fall River, Timberlea, Sackville — move quickly. During your HHT you may need to make an offer within 24 hours of viewing a property. This is not unusual. I will help you move quickly and confidently when the right home appears.

Conditions in Nova Scotia real estate typically include home inspection and financing. Your IRP entitles you to a home inspection, and that cost is covered under your Core Entitlements.

Virtual HHT Options

If your timelines or circumstances make a full in-person HHT difficult, a virtual house hunt is possible. I can conduct video walk-throughs of properties, provide detailed area tours, and help you narrow your search remotely. Many posting members have purchased successfully without being in Halifax during the HHT. This requires more preparation and clear priorities, but it works.

The sooner we connect, the more prepared we will both be when your trip dates are confirmed. I have helped posting members work through Halifax HHTs for over 20 years.
